Could your holiday let save on its annual Council Tax bill?

If your English self-catering property qualifies for business rates, it may move out of Council Tax. Eligible businesses may also qualify for small business rate relief, which can reduce the business rates bill to zero.

Classification and relief are separate decisions. Any saving depends on your property, your business and the relevant authorities' decisions.

An illustrative example

What could the saving look like?

Based on my experience with a Band B studio holiday let in Newbury, West Berkshire, where 100% small business rate relief was awarded, this example shows what the comparison could look like if relief applied for every full year shown. The figures below compare the published full Council Tax charge with a £0 business rates bill.

2024/25

£1,783.44

Illustrative annual saving

2025/26

£1,886.67

Illustrative annual saving

2026/27

£1,985.15

Illustrative full-year saving

Two completed years: £3,670.11. If the same assumptions held for all of 2026/27, the three-year illustrative total would be £5,655.26. That money could be put towards improvements to the property.

This illustration uses Newbury’s undiscounted annual charges; the dates and amounts are not a record of my actual bills. Amounts differ across West Berkshire parishes. Actual savings depend on the effective dates, Council Tax discounts or premiums, rateable value, relief awarded, fees and the property's circumstances. The 2026/27 figure is a full-year comparison, not savings already realised.

Savings tracker

Tracking the difference

A running picture of estimated savings so far and the potential savings we are working towards. The two totals are kept separate and updated as cases progress.

Estimated savings so far

Approximately £9,846

Estimated to 6 November 2026.

Potential savings in progress

Approximately £6,557
+ potential future annual savings

Currently based on one Newbury Band B application from 1 April 2023 to 6 November 2026. If classification, backdating and full relief are granted for the entire period, a Council Tax refund may be possible. This is a best-case estimate, pending a decision. If relief continues, further annual Council Tax savings may also be possible.

Savings so far are based on my Newbury studio from 26 February 2021, assuming a £0 business rates bill. Both figures are estimates, not verified refunds or a guarantee. They use undiscounted annual Council Tax charges, prorated by day; actual bills, discounts, premiums, rates relief dates and fees may change the result. Potential savings are excluded from the savings-so-far total until outcomes are confirmed. Last calculated 6 November 2026.

Your entries stay in your browser. This simple illustration applies your current bill to earlier periods, so it does not reflect historical rates, discounts, premiums, fees or actual payments. Backdating and any refund depend on eligibility dates, evidence and decisions by the Valuation Office and council. The date you started letting is not necessarily the date eligibility began.

How I can help

I help organise your booking records, calculate qualifying nights and prepare a clear application pack.

No obligation. Tell us your property town, current bill and summary night totals to get started.

Check your starting point

Review your current Council Tax status, commercial availability and completed short stays. Identify what your records support and what still needs evidence.

Bring the records together

Combine Airbnb, Booking.com, Vrbo and direct bookings into a dated schedule, with night calculations, cancellations, longer stays and gaps clearly identified.

Prepare your application

Receive a draft form, evidence index and submission instructions. You review and confirm the information before signing and submitting.

The usual England eligibility test

For a standard standalone holiday let: at least 140 nights commercially available and 70 nights actually let in the same previous 12 months, plus an intention to offer at least 140 nights in the following 12 months. Stays over 28 nights are excluded from the 70-night test. Special rules can apply to some multi-unit and mixed-use properties.

Read the official eligibility guidance. Business rates classification and small business rate relief are separate decisions. Savings and refunds depend on your circumstances and the authorities' assessment.

Start with a free initial enquiry

Use this short check to see which conversation to have next. It does not determine eligibility and your answers stay in your browser until you choose to email them.

For an initial enquiry, share only the property town, current billing status and summary night totals. Please do not email guest names, bank statements, identity documents or account passwords. Secure evidence-sharing arrangements are agreed separately.

Can I apply myself for free?

Yes. The official application is free. My fee pays for help organising records and preparing paperwork.

Will business rates mean I pay nothing?

Not necessarily. Relief depends on rateable value, the properties your business uses and the rules for the relevant billing year. Classification alone does not guarantee relief, backdating or a refund.

What if I am missing booking dates?

I will identify any gaps and help you understand what evidence is needed. A payment amount alone does not confirm the dates or number of nights stayed.
